1 Acceptance of Terms

By creating an account, placing a booking, submitting an installment application, or otherwise using the Bankole platform, you confirm that:

• You have read, understood, and agree to be bound by these Terms and our Privacy Policy.
• You are at least 18 years old and legally capable of entering into a binding contract under Nigerian law.
• All information you provide to us is accurate, complete, and up to date.

We reserve the right to amend these Terms at any time. Material changes will be communicated via email or a prominent site notice. Continued use of the platform after changes are posted constitutes acceptance.

2 Our Services

Bankole PropTech Limited provides the following products and services through its platform:

• Design, manufacturing, and sale of IDERA modular prefab concrete homes.
• Outright purchase and installment-based home ownership plans.
• Precast concrete infrastructure solutions including drainage, columns, T-beams, fence panels, electric poles, and staircases.
• An online portal for order placement, production batch tracking, document submission, and account management.
• Customer support via phone, WhatsApp, email, and our short code (*384*00000#).

We reserve the right to modify, suspend, or discontinue any part of our services at any time with reasonable notice.

3 Eligibility

To purchase or apply for a Bankole home, you must:

• Be a Nigerian citizen or legally resident in Nigeria (or purchase on behalf of an eligible person).
• Own or have a valid leasehold interest in land on which the home will be installed.
• Provide valid government-issued identification and land documentation as requested.
• For installment plans: meet our credit and documentation assessment criteria as determined by Bankole at its discretion.

4 Orders & Bookings

When you place a booking (outright purchase), the following applies:

• Your booking is confirmed only upon receipt of the required deposit or full payment and issuance of a booking confirmation from Bankole.
• You will be assigned a unique production batch tracking ID, which you can use to monitor the status of your home's fabrication and delivery.
• Bookings are subject to production capacity and availability. Bankole will communicate expected production timelines at the time of booking.
• Any changes to your order (design upgrades, size modifications, site changes) must be requested in writing and may be subject to additional charges and revised timelines.

5 Installment Plans

Bankole offers flexible installment payment plans subject to eligibility. The following terms apply:

• Applications must be submitted with all required documentation including a valid land survey, proof of ownership, and identity documents.
• Approval is at Bankole's sole discretion following document vetting. Submission of an application does not guarantee approval.
• Upon approval, a formal Installment Agreement will be issued and must be signed before production commences.
• Payment terms, interest rates (if applicable), and schedule durations will be clearly specified in your Installment Agreement.
• The home remains the property of Bankole until full payment is received. A lien consistent with the Secured Transactions in Movable Assets Act (STMAA) 2017 may be registered.
• Missed or late payments may result in suspension of production, additional fees, or legal recovery action as outlined in your Installment Agreement.

6 Payments & Pricing

• All prices are quoted in Nigerian Naira (₦) and are subject to change without notice until a booking is confirmed.
• Payments must be made through the approved channels listed on our platform. Bankole is not responsible for payments made to unauthorised accounts.
• We reserve the right to apply a price adjustment for orders significantly affected by material cost fluctuations beyond our control, with prior written notice to the customer.
• Receipts and payment records will be issued for all transactions and made available in your account dashboard.

7 Delivery & Installation

• Delivery and installation timelines are estimates and may be affected by factors outside Bankole's control including weather, logistics, and site access.
• The customer is responsible for ensuring the site is prepared and accessible on the agreed installation date. Failure to do so may incur rescheduling fees.
• A site assessment may be required prior to installation. The customer must cooperate with our installation team and provide reasonable access to the property.
• Bankole's standard delivery radius covers Lagos and surrounding states. Delivery to other locations is available subject to additional logistics charges.
• Risk in the structure passes to the customer upon completion of installation and sign-off.

8 Warranty

All IDERA modular homes come with the following warranty coverage:

• Structural Warranty: 3 years covering defects in the precast concrete structure arising from manufacturing faults.
• Electrical & Plumbing Warranty: 3 years on installed electrical and plumbing works carried out by Bankole.
• Design Life: Our homes are engineered for a 100-year design life under normal use and maintenance conditions.

Warranty is void if damage arises from customer modifications, misuse, neglect, or acts outside Bankole's control. Warranty claims must be submitted in writing to our support team.

9 Cancellations & Refunds

• Cancellation requests must be submitted in writing to info@bankoleonline.com.
• Cancellations before production commences: the deposit is refundable less an administrative fee of 10% of the amount paid.
• Cancellations after production has commenced: no refund will be issued on materials and labour already expended. Bankole will provide a breakdown of non-refundable costs.
• Refunds, where applicable, will be processed within 30 business days of approval.

10 Intellectual Property

All content on the Bankole platform — including designs, images, text, logos, the IDERA brand, and software — is the exclusive property of Bankole PropTech Limited and is protected under Nigerian and international intellectual property law.

You may not reproduce, distribute, modify, or use any of our intellectual property without prior written permission from Bankole.

11 Limitation of Liability

To the fullest extent permitted by Nigerian law:

• Bankole shall not be liable for any indirect, incidental, or consequential losses arising from the use of our platform or services.
• Our total liability to you shall not exceed the amount you paid for the specific product or service giving rise to the claim.
• We do not warrant that our website or app will be available without interruption or free from errors or viruses.

Nothing in these Terms excludes liability for fraud, death, or personal injury caused by our negligence.

12 Governing Law

These Terms are governed by and construed in accordance with the laws of the Federal Republic of Nigeria. Any disputes arising out of or in connection with these Terms shall first be subject to good-faith negotiation between the parties. If unresolved, disputes shall be referred to arbitration in Lagos, Nigeria, in accordance with the Arbitration and Conciliation Act.
